WA Government Appoint Ventura Home Group and Yolk Property Group for Redevelopment of old primary school site in Ferndale
Ventura Home Group together with Yolk Property Group won a highly contested opportunity for the development of the vacant Kinlock Primary School site located in Ferndale, to be undertaken in conjunction with the Department of Communities. The project was awarded on the basis of the consortiums vision and sustainability initiatives proposed for the site, and past experience in delivering quality communities.
The Department of Communities has appointed the consortium to transform 4.1-hectares, on the former site of the Kinlock Primary School, with a diverse mix of affordable and sustainable housing options including lots sales and house and land packages.
Ferndale community members in Perth’s south east will play a pivotal role in the design of the residential Kinlock Project following today’s State Government announcement, which will see the development of the site to cater for a new community in the order of 90 dwellings.
Yolk Property Group Director Tao Bourton said the consortium will work closely with locals to encourage people to get involved in shaping their community, celebrate the history of the old primary school and create a new culture of sustainability.
“We know it is important to people that we retain the beautiful existing trees on site where possible, but we want to go further than that and explore ways in which clever design can bring the community together and make living more affordable. Affordability is to extend beyond the initial purchase of a house, with consideration given to daily operational costs such as heating/cooling and water usage,” Mr Bourton said.
“Building upon our expertise in working with the Department of Communities at The Amble Estate in Girrawheen, we will introduce a solar Power Purchasing Agreement where participating homes will be able to receive a solar system at no cost, which will contribute to significantly reducing ongoing household energy bills.
The project team will also explore piloting new initiatives in power, community interaction, liveable streets and recycled materials in construction.”
Mr Bourton said the consortium will develop Design Guidelines that make streetscapes more welcoming and inclusive and control the built form within the estate to ensure a quality infill project is developed which the community is proud off, and integrates with the existing area.
Ventura Home Group will collaborate with suppliers and contractors to implement a number of initiatives that aim to reduce building waste and support recycling.
Situated 12 kilometres from the Perth CBD and close to transport, recreational and educational facilities, the Westfield Carousel Shopping Centre and the Canning River Regional Park, Kinlock is expected to appeal to a range of ages and needs including first home buyers, families and downsizers.
Following an extensive period of community consultation and planning that will commence shortly, construction is expected to begin on site in early 2020.
